Here’s What I Did
December 2012
I bought my first condo investment. I purchased a small one bedroom with parking and a locker for: $262,400 in 'The Carnaby' in Queen West, Toronto.
I was required to put 15% down made up of three payments of $13,100 spread out over the next year; $39,300 in total. Then I sat back, waited and watched the development be built.
April 2016
I received the notice from the building that my unit could be occupied and I got the keys. I immediately rented the property out for $1,750 per month and my carrying costs were $1,275 per month, resulting in a positive cash flow of $475 per month AND I was on my way to building a real estate portfolio that is today valued well over $1,000,000!
January 2017
In January 2017, I had my bank appraise the property which came back at $435,000 - a gain of over 400% on my initial investment. The little voice in my head screamed "sell, Sell, SELL!" but I didn’t because I know that if you want to build long-term wealth, you buy and you hold, and you continue to hold.
So instead, I increased my mortgage on the property to $348,000 and pocketed the $142,000 difference!
Except that I didn’t spend the money, I didn't put it into a GIC, but instead I invested it and purchased two more pre-construction condos!
Then I sat back, waited and watched the development be built… Have you noticed a trend?
My method is literally that simple - I took the risk of putting that initial deposit down in 2012 and then I used time and the bank's money to make myself a millionaire - my real estate net worth is now in excess of $14,000,000!
