Review Your Portfolio

I recently purchased a triplex in High Park which reminded me that I need to go over my entire portfolio and review my 5 year plan. Reviewing it on a regular basis keeps you aware of the current worth of your portfolio, what it’ll look like in 5 years, and whether or not you can handle the last minute opportunity that has come your way.

The first 14 condos are my investment properties and the High Park property is my principal residence, where I rent out the other 2 floors. The way I have set myself up over the last 8 years has allowed me to expand my portfolio rapidly. Many of the investments were decisions I had to make last minute. These opportunities often come quickly, and go in the same fashion. 

Don’t Miss An Opportunity

Keeping track of your portfolio lets you know if you have the capacity to take on more in a pinch. 

A few weeks ago, I bought a Minto townhouse in a development called Union Village, in Markham. I saw a great demand for the product in an area that’s been down the last couple of years. I know this area is due for a rebound, especially with the accelerating price points in downtown Toronto. I saw a great opportunity with a low deposit structure and decided to buy a townhouse, all in about 10 minutes on a Sunday. 

5 Year Plan

After reviewing the current state of my portfolio, I did a 5% annual appreciation rate over the next 5 years and estimated mortgage obligations. In 2025, my entire real estate portfolio is going to be worth north of $14.5 million, with a total estimated net worth of $6.9 million. 

My favourite part of real estate investing is the leverage aspect. You’re using the bank’s money in order to make money for yourself. It all starts with 1 property. It will then go up in value, you refinance the equity out, which in turn will allow your portfolio to grow. Years later you’ll find yourself with a large portfolio like mine.

Invest With The Right Person

It’s important to invest in real estate with someone who knows, lives, and breathes the industry inside and out. Here are some questions to ask before making your investment :

Do they own any investment properties?

• What is their experience with investment properties? 

• What is their experience in refinancing properties?

• What is their experience with acquiring mortgages for properties?

Find someone who is transparent with their work, as I have been with you over the years. You want a professional, whether it be myself or someone else, who talks the talk and walks the walk. Who puts their money where their mouth is. 

We often spend hours looking on Yelp, or different rating sites, when choosing a restaurant to eat at and yet spend very little time looking into the people we’re going to work with. You want to know that you’re buying a property in the right location, in the right building, at the right time, with the right deposit structure, and is the best asset to make a return on investment.

It may be overwhelming to see a larger portfolio or you may feel regret over not investing earlier. Don’t feel bad that you didn’t do something yesterday, you have time on your side! People will always need roofs over their heads. You’re investing in a fundamental item of survival in one of the best cities in the world with a high net population growth. 

We’re not only taking advantage of the supply issue in Toronto, but looking at other cities with incredible investment opportunities. Like I always say, follow the money!
